City of Tampa says South Tampa Canal Dredging done by Dec. 2010

One of the BEST Neighborhoods in Tampa !

Owner’s of Million Dollar Homes on the Water in South Tampa finally get the approval on Canal Dredging by the City Of Tampa.  If you are looking to purchase a home on one of the canals that is scheduled for dredging; this is very important information to know. 

As a Realtor working with buyers, I would advise you to visit a property at low tide, as there could be a difference of 3′ in water levels between high and low tides.  This may also be the best time to buy on the water, as property values will increase significantly once the waterways become navigable.canal20muck 

How did the City determine affected homes?

A recent survey identified approximately 600 properties that do not meet the stated Level of Service(LOS) of 3 feet of water at mean low tide in the center of the canal.  These “possibly affected” properties will be confirmed by a final professional survey.  Properties below LOS will be included in the plan.

My canal has much less sediment than others, why do I have to pay the same amount?

Tampa canals vary greatly in size, shape and amount of sediment.    Having unique costs associated with precise sediment removal would require the City to establish a Special Assessment Area on a per property or per canal basis, which is not feasible.  

Why was the LOS chosen to be three feet at mean low water?

This is a common engineering practice and will provide reasonable depth for navigation and tidal flow.

What’s the benefit?

  • Environmental benefits from improved water circulation, creating and restoring marine habitat, and improvement to the Tampa Bay estuary system
  • Residents benefit from usable canals and a maintenance program that secures the future condition of our waterways
  • City of Tampa benefits by solving a problem that has plagued the City for decades and will improve the quality of life in the area

What are the environmental enhancements?

This dredging will enable the canals to again be habitats for marine life and vegetation.  Submerged invertebrates and emergent vegetation will be used to create healthier, cleaner water.  Environmental details will be finalized as a part of the engineering study, and shared with all affected property owners

 The schedule from this point may extend based on permits, as well as, other external management issues.

December 2010 is the estimated date for the Canal Dredging Construction to be Complete

Developer paid 125m for 160 acres of land in South Tampa, now in foreclosure

It doesn’t seem like four years ago that we all heard about the old Georgetown Apartments being purchased for a new waterfront community in South Tampa off of Westshore Blvd.  Fast forward to 2009 and the apartments are still there and the property is in foreclosure. 

I remember taking clients out showing property and saying “can you believe someone bought that site for 125m”?  At the time, there were plenty of stories just like that, with speculators lined up to purchase some of the last waterfront properties in Tampa.  NewPort Tampa Bay was another project not too far from the Georgetown Apartments that you may also remember.

 TAMPA – Another boating community is coming to South Tampa.

Developers plan to replace the 624-unit Georgetown Apartments with 1,249 homes, including 90 canalfront houses with boat docks and 99 community boat slips, according to documents filed with the city.  The name was The WESTSHORE BEACH CLUB!

Now that property is being foreclosed on and the City of Tampa has an opportunity to purchase it….

TAMPA — Conservationists want to take advantage of tanking real estate values to buy prime waterfront property in South Tampa.

Tampa Mayor Pam Iorio asked the nonprofit Trust for Public Land to put together a proposal to purchase the old Georgetown Apartments property on West Shore Boulevard after learning the 160-acre property was in foreclosure.

“We have this opportunity because of the economy. It will not come around again,” Iorio said. “And here’s something that’s right in the urban core that could be a beautiful environmental site for our residents.

Developers bought the land in 2005 for $125 million, with plans to replace the 600-unit apartment complex with more than 1,200 homes. Iorio said she turned to the Trust for Public Land because the organization can move quickly with a purchase. If the deal goes through, the half of the property that fronts West Shore Boulevard could still be developed at about the same density it is now, and the portion on Tampa Bay could be purchased by the county’s Environmental Lands Acquisition and Protection Program.

That would require approval of the Hillsborough County Commission. Commissioner Rose Ferlita likes the idea. “We need another ELAPP piece of property in the city,” she said. “A little bit of development in the front, a little ELAPP in the back. It’s a win-win.” Since its creation in 1987, ELAPP, funded by county property taxes, has made possible the purchase of 44,700 acres of beaches, woods, swamps and grasslands throughout Hillsborough County. But most of that is in unincorporated parts of the county. “Something like this will be so well received by the South Tampa people,” said Ferlita, who was on the Tampa City Council when plans to redevelop Georgetown were announced.

“In this case maybe the economy did something positive for that community.”Greg Chelius, director of the Trust for Public Land’s Florida operations, said he hopes Bank of America and the other financial institutions involved will give the conservation group special consideration before putting the property on the auction block. “We don’t want preferential treatment in the way of price, but it would be nice to work with them prior to it going out to a nationwide bid,” he said.

Chelius said the Georgetown story isn’t unique. All across the country, the trust has been finding bargains on distressed properties.

Stats from the MLS show since May 2008 thru January 2009 there have been four Beach Park Homes Sold. *These are only Waterfront, Water view or homes with Water Access.   

  • The lowest sales price was $1,020,00 with the highest being $1,308,00. 

  • Currently there are four homes for sale ranging from 675,00 up to 2,394,000.

Developers of SKYPOINT and ELEMENT plan highrise rental-Downtown Tampa

The Tampa Tribune reported today that another high rise building will be built if approved by city council. 

I’ve been saying that the rental market is strong in Tampa; and that is turning out to be the case.  The Element Condos have already decided to turn into rentals. Downtown Tampa has become a place where the hip, urban culture is starting to emerge. Right now the Skypoint Condo Tower is the only high rise luxury building that still have units for sale.  They are also running a very aggressive sales promotion on the last available condos for sale.

Developers Plan 26-Story Apartment Building In Tampa


TAMPA – Two developers are proposing a 26-story apartment building at Tampa and Tyler streets downtown.

The project would have 404 apartments, 16,000 square feet of shops and a parking garage.

The developers, Intown Group and Crosland, will ask the Tampa City Council to rezone the property at a hearing at 6 p.m. Jan. 29. The developers want approval for the building’s height and design, which they say will be an art deco style comparable to New York City’s Chrysler Building and Empire State Building.

“We know there will be a long-term demand for rental in downtown,” said Gregory Minder, Intown Group president.

Intown also is a developer of the Skypoint condominium tower, 777 N. Ashley Drive, and Element, 808 N. Franklin St., which has been converted to apartments and will open in January.

The proposed apartment tower on Tampa Street will be adjacent to the newly rehabilitated Herman Massey Park, 1002 N. Franklin St.

Minder said the developers are awaiting council approval to close on the three lots and get financing. The property includes a parking lot and vacant land.
